Electrical Testing
An Electric Installation Condition Report (EICR) will evaluate the safety of a building’s circuitry and appliances in accordance with BS 7671. It will identify areas of concern and serious deficiencies. Electrical deterioration can often be unexpectedly rapid, particularly when it is in constant use. In commercial or industrial properties, a Periodic Inspection Report (PIR) or EICR needs to be conducted at least once every five years. An alternative is an annual inspection of twenty per cent of the circuitry which often highlights general problems well in advance of the five year limit.
Included in the rigorous electrical testing procedure is the main earthing or bonding of the entire circuit. The condition of the wiring is assessed as regards wear and tear and the necessity for repair work to ensure continued safety. The serviceability and location of Residual Current Devices for outdoor equipment is also included. Portable Appliance Testing (PAT) includes an inspection of the wiring of all items that can be moved such as machinery, vending machines or photocopiers and wired in items such as fans or hairdryers. Cables, extension leads and plugs are also checked in addition to the safe working order of the appliances themselves. Advice will be offered on the necessity to replace items that are deemed unsuitable or unsafe.

Emergency Light Testing
In the event of a fire the main electricity supply to the normal lighting often fails completely. Reserve emergency fire lighting is vital in every commercial or industrial property to ensure that everyone in the building including visitors can easily find their way out. The emergency circuit must provide adequate lighting for at least three hours and must always be in a state of readiness. Regular electrical testing will ensure that your emergency fire lighting systems are fully operational in accordance with BS 5266-1:2005. Compliance is usually a prerequisite of insurance policies.
An electrical test is required every six months and will identify areas for improvement. Stairwells, corridors and safety equipment such as fire extinguishers must all be adequately illuminated. An electrical test report will identify areas that need adjustment to comply with any health and safety measures.
